HOA pools, short-term rentals,
small commercial, all of it.
Higher standards, more documentation, harder timelines. We service HOA community pools, short-term-rental pools, hotel and gym tubs, and small commercial spas across Weber and Davis County, with VGB-compliant procedures, real insurance, and records that hold up to inspection.
Every visit, every line spelled out.
- Visit cadence 3x/week to daily based on bather load and code
- Free chlorine ≥ 1 ppm continuous (per Utah Public Pool Code) verified at every visit
- Cyanuric acid ≤ 90 ppm hold (HOA/public code; we run 30–50 ppm)
- pH 7.2–7.8 hold with bottled buffer when needed
- Daily / per-visit log book — chemistry, bather count, water clarity, equipment status
- Monthly water-sample lab test option (3rd party lab; we courier)
- VGB drain cover documentation + annual inspection
- Emergency response — fecal incident, foul water, equipment failure, code violation
- Insurance certificate named to HOA / property manager on request
What actually happens once you hit send.
Free site visit. We document equipment, drain covers, chemical storage, signage compliance, surrounding code (fence, gate, depth markers).
Within 5 business days you receive a written audit (every code item passing/failing) plus a service quote with visit cadence and pricing.
Deep clean, chemistry reset, equipment baseline, log book initialized. Property manager and HOA board receive copy of all baseline documentation.
Scheduled visits, real-time photo + chemistry reports, monthly summary to property management, annual compliance re-audit.
The Utah-specific part of this service.
- We are built for commercial work — carry insurance, keep clean log books, and can produce the documentation HOA boards and property managers ask for. If your site requires specific operator certifications, ask us before signing.
- Most local pool service companies stop at residential. We handle the commercial documentation overhead — log books, lab tests, VGB records, inspection prep — because Utah HOAs and STRs need it and other companies won't.
- Utah Public Pool code (Utah Admin R392-302) is specific about chemistry hold ranges, signage, and operator certification. We know the code by heart because it governs our work.
- Pricing is genuinely by-site (bather load, pool volume, visit cadence, code requirements). We do not have a "starting price" because honest commercial work doesn't have one.

Other things we tend to handle.
Main drain cover
The Virginia Graeme Baker Act has been federal law since 2008 — and it applies to every public pool, every HOA pool, and every short-term-rental pool.
Pool inspection
Buying a home with a pool, and the home inspector skipped it the way they usually do? We do the full thing, structure, equipment, plumbing, electrical, chemistry, and the PDF report lands in your inbox inside twenty-four hours so the closing keeps moving.
Hot tub service
Utah pools are seasonal, Utah hot tubs absolutely are not.
Alright, let's get your pool on a route.
Quote takes about a minute on the page, no phone tag, no "depends on your pool" stall to pad the number.
